Property Management Pricing at HomeLab Realty

Tier 1 - “Essential” Tier (Flat Fee)

Cost-conscious DIY investors often seek ways to manage their properties effectively while minimizing property management fees. By utilizing reliable rental services, they can ensure their investments yield the best returns without overspending.

MONTHLY MANAGEMENT FEE

$119 FLAT FEE

Covers day-to-day operations in property management, including rent collection, tenant communication, and financial reporting, while also addressing property management fees associated with rental services.

ONBOARDING/SETUP FEE

$250 (one time)

There is a one-time cost associated with creating the property profile, entering data into the property management software, and establishing the trust account, which falls under property management fees for our rental services.

Tenant Placement (Leasing)

75% of one month's rent

Our property management services cover marketing, property showings, applicant screening, lease drafting, and move-in coordination, all while being mindful of property management fees and offering comprehensive rental services.

Lease Renewal Fee

$250

Covers negotiating new lease terms as part of property management, running updated market rent comps, and executing the renewal contract while considering property management fees associated with rental services.

Annual Property Inspection

$149 per inspection

A thorough physical walkthrough of the property, conducted as part of our property management services, includes a detailed photo report to check for damages, leaks, or lease violations, ensuring that property management fees are justified and that tenants receive top-notch rental services.

Maintenance Markup

10%

A percentage added to vendor invoices to cover the property management's time, which is part of the overall property management fees associated with our rental services.

Eviction Handling

$250 + Court Costs

The administrative cost associated with property management includes posting notices, filing paperwork, and attending court on behalf of the owner. These property management fees ensure that all rental services are handled efficiently.

Promises that protect the owner's income and reduce risk if the property management team fails to perform or a tenant defaults, ensuring that property management fees are justified and the rental services provided meet expectations.


Tier 2 - “Professional” Tier (Percentage)
